Here's What That Looks Like With Real Numbers
Let's use our Ashford model at Bellamy Farm in Smiths Falls as an example:
Purchase price: $424,900
Your rebate: $24,965 (full amount, since the home is under $1M)
Your effective price: $399,935
That's almost $25,000 that stays in your pocket, and because your effective purchase price is that much lower, it means a more manageable mortgage and a lower monthly payment. A difference you'll feel every single month.

Do You Qualify?
The eligibility conditions are straightforward:
Your purchase agreement is signed with a builder between April 1, 2026 and March 31, 2027.
The home will be used as a primary residence or residential rental property.
Construction begins on or before December 31, 2028, and is substantially completed on or before December 31, 2031.
You're purchasing a newly built home.

A Note on the HST Rebate
Here's a plain-language summary of where things stand, so you know exactly what you're working with:
The federal rebate for first-time buyers is already law. It received Royal Assent on March 12, 2026, meaning eligible first-time buyers can already claim up to $50,000 back on the federal (5%) portion of HST on a new home.
The broader Ontario rebate for all buyers is still being finalized. The Ontario government announced it on March 25, 2026, and the federal government has confirmed its support. However, the required changes to federal legislation have not yet received final approval. Until that happens, this rebate is not yet officially in effect.
What this means for you: Park View Homes is following this closely and will keep you updated as legislation progresses. Any pricing that references the full HST rebate is based on the program being enacted as announced. If the legislation passes with different terms, or if you don't meet the eligibility criteria, the rebate may not apply, and you would be responsible for the full purchase price.
